Walnut Acres is a residential neighborhood located in Woodland Hills, which is a district in the San Fernando Valley region of Los Angeles, California. The neighborhood is known for its suburban atmosphere and primarily consists of single-family homes. Here are some general characteristics of Walnut Acres:
Residential Area: Walnut Acres is primarily a residential area with a mix of housing styles, including single-story and two-story homes. The neighborhood is known for its larger lot sizes compared to some other parts of Woodland Hills and surrounding areas. It used to be known for horse ranches and the famous walnut trees its named after, but there are unfortunately very few of those left. Most people gave up the use of horses in the last few decades.
Recently, the area has seen a strong surge of major makeovers and ADU homes, or Accessory Dwelling Units (we used to refer to these as Guest Houses, but they are slightly different). A few lots have been downsized, and several new ones have a very modern looking Hollywood Hills architecture type style going for them which is a stark change from the traditional Ranch Style previously dominating the area.
Schools: The neighborhood is served by the Los Angeles Unified School District (LAUSD), and it is home to some well-regarded public and private schools. Woodlake Elementary sits in the middle of the area offering easy walk or bicycling for families. Hale Charter Middle School is only a few more blocks away, and then El Camino Real Charter High School located on El Camino Real and the high school Carin herself graduated from with Honors back in the day although at the time she lived in Bell Canyon and not the local neighborhood.
Community Feel: Walnut Acres is known for its community-oriented atmosphere. The neighborhood has an active homeowners association that organizes a few events and activities to bring residents together. There is no HOA fee or formal rules and regulations which instead gives it a much freer stance compared to some of the nearby upscale gated neighborhoods. You can leave your monster truck in the street a few days if needed or rent out your guest unit if you want for example.
Location: Woodland Hills is situated in the southwestern part of the San Fernando Valley, providing relatively easy access to the rest of the San Fernando Valley and the greater Los Angeles area. Its just north Ventura Boulevard with Fallbrook on one side and Manton (just east of Fallbrook) with Woodlake Avenue running up the middle. The fact that its super convenient to exit off the Ventura AKA 101 Freeway makes it a favorite for those wanting land yet needing to commute to the West Side often. You might see one of your favorite builder tradesmen or a movie field related person living next door.. Super low key and friendly but busy working most of the time.
